Renting in Seoul comes with rules most newcomers have not met before: large deposits, jeonse leases, monthly rent with maintenance fees on top and contracts written in Korean. An agent used to foreign clients can explain each clause and find landlords willing to rent to people new to the country.

This guide lists agencies in Seoul whose own websites show they work with foreigners. For each one we note the areas and property types it covers, from family houses near international schools to furnished studios near universities, and the languages it works in.

How to choose Real Estate Agents for Foreigners in Seoul

  1. Pick an agent for your areaAgencies for foreigners tend to focus on a few districts, such as Hannam, Itaewon and UN Village for families or Sinchon and other university areas for students. Choose one that lists homes where you want to live.
  2. Understand the deposit before you signMonthly rent in Korea comes with a deposit, and jeonse replaces rent with a much larger one. Ask how the deposit is protected and when it will be returned.
  3. Check the building registryAsk the agent to show the property registry so you can see who owns the home and whether there are loans secured on it before you pay anything.
  4. Get the commission in writingBrokerage fees in Korea are capped by law and depend on the value of the deal. Ask for the fee in writing and whether furniture, cleaning or other services cost extra.

Frequently asked questions

How much commission does a real estate agent in Seoul charge?

Fees are a percentage of the deal, with legal caps that depend on the type and value of the property. For monthly rentals the deal value is worked out from the deposit and the rent. Ask the agent to confirm the fee in writing before you sign.

What do foreigners need to rent a home in Seoul?

Landlords usually ask for a passport and, once issued, a residence card, along with proof of income, study or employment. You will need to pay the deposit by bank transfer, and after moving in you should report your new address so your deposit is protected.

What is the difference between jeonse and monthly rent?

With jeonse the tenant pays a large deposit and no monthly rent, and the deposit is returned when the lease ends. With monthly rent the deposit is smaller and rent is paid every month. Most foreigners choose monthly rent because it ties up less money.
